Bahria Town Lahore – An update on Sector F
Bahria Town Lahore is placed second on the Zameen Search Trends for plots in Lahore. Like almost every Bahria project, Bahria Town Lahore too generated significant interest among investors for its reliability and among genuine buyers for its amazing amenities. However, Bahria Town Lahore has had its ups and downs over the years.
Currently, it is less popular than Bahria projects in the other major cities, Islamabad and Karachi. Part of the reason is that Bahria Town Lahore is older than the others and has slower development and changes. Newer projects garner much more attention. Bahria Orchard Lahore, for example, still remains a highly popular project and one that is attracting the majority of investors’ attention in Lahore.
Bahria Town Lahore’s market, on the other hand, according to several experts interviewed, is generally dominated by genuine buyers currently. One possible reason for that is the Sector F which is under the process of resolution over the past five years, with the majority of files being settled.
Background on Sector F
Sector F had a total of twelve thousand files which were all sold out by Bahria Town developers, according to a real estate consultant with the Property Magnates, Kamran Yousaf. After issues in the proposed sector occurred, the developers moved towards a solution by accommodating the buyers in other projects. Some people who agreed to it were accommodated in Bahria Town Karachi, while others were accommodated in various sectors and blocks of Bahria Town Lahore – including those adjusted in Sector F itself.
According to Kamran, out of the 12,000 files under resolution, most have been adjusted. Only 4,500 files currently remain. He explained that now Bahria Town plans to adjust them in extensions of Touheed Block, Tipu Block and the planned Phase IV of Golf View Residencia. Indeed, the extension for Tipu Block has already been announced.
Currently, the blocks for which land has been acquired and which have been developed in Sector F include Quaid Block, Ghaznavi Block, Sikander Block, and Alamgir Block. Meanwhile, Shershah Block is partially developed.
What options do buyers have?
Basically, the buyers have two options
- Get back your money and minimal profits.
Or
- Get a plot in the new extensions
Whereas the former is a lot easier, the latter might be more lucrative. Bahria, according to Kamran, is offering people who had bought files back in 2013 to get their money back along with a minimal profit, according to Kamran.
On the other hand, he recommended that if someone has the holding power, the best option for the buyers would be to hold on a while longer and get accommodated in the newly planned blocks.
Kamran explained that things have been rather slow in Bahria Town Lahore recently, and no new deals have been announced. The developers have completed an area near Multan Road, but possession hasn’t been announced for it yet. He felt that this is primarily because of the political situation of the country which is poised for elections, and the developers plan to wait out the elections before making any major announcements.
Nevertheless, he emphasised that Bahria developers are primarily focused on Bahria Town Lahore this year and we will see a lot of developments in the project later in the year.
