Hyderabad is among the few cities in Pakistan where the number of potential property buyers for flats are almost the same as those looking to buy a house. This surprisingly high demand is also reflective of the fact that the city has seamlessly embraced apartment culture, where people see the benefits of living in the same compound with their neighbours, rather than bear the significantly high cost of maintaining a whole house.
It is due to the existing demand that most of the upcoming real estate developments in the city are also high-rise. According to Javaid Lodhi of Soomro Enterprises, even the outskirts of the city near the Super Highway are seeing the addition of several apartment buildings. Selling these units far away from the city’s centre isn’t proving to be hard either.
Muhammad Din of Din Estate and Builders has seen similar activity in other parts of the city including Latifabad and Qasimabad. Din believes that the existing demand for apartments among tenants is the main reason why many potential investors in Hyderabad opt to buy them.

Similar trends are observed, where in prime localities of Hyderabad, the number of properties listed for apartments is comparable with that shared for houses. It is also noticeable that the top three most popular localities for apartments for sale in Hyderabad hasn’t changed in the last one year. According to our statistics, the top three most popular neighborhoods to buy apartments in the city are:
- Latifabad
- Qasimabad
- Kohsar
And not to mention, these localities have retained their position over the last one year, with the only thing changing being their popularity index points. These societies only experienced minor random fluctuations.
In the case of Latifabad, the top five most popular sub-localities during April 2018 were:
- Unit 6
- Unit 9
- Unit 10
In Qasimabad, too, similar fluctuation was observed, where the top five most popular sub-localities, as per the trends recorded in April 2018, were:
- Wadhu Wah Road
- Qasimabad Phase I
- Citizen Colony
What to expect?
Open land around Hyderabad Bypass has been in demand for quite some time, but the recent addition of various commercial and mixed-use developments has made some believe that this part of the city could become a hub for property investment in the years to come. Some important new developments on Hyderabad Bypass are Zulfiqar Homes, Pearl Residency, Green City, Abdullah Garden, and Bypass View.
Being the major road connecting the city with Super Highway, Hyderabad Bypass seems pretty apt for commercial developments, corporate offices, and serviced apartments, the availability of which is all property buyers often look when making investment decisions. Not to mention, the city itself is expanding towards the Super Highway, also known as Hyderabad-Karachi Motoway M9, which was recently made part of the trade route for the China-Pakistan Economic Corridor.
