Price trends – April 2017 – May 2018
During the last one year, which has mostly been dominated with comparatively smaller transaction volumes for almost all prime real estate developments in the country, Bahria Town Lahore hasn’t turned out to be an exception. Zameen.com’s data shows that property rates for all residential plot categories have mostly been stable or dropping, more so for larger plot options.
1-kanal residential plots
Our data says that back in April 2017, the average market price of a 1-kanal residential plot was PKR 12.89 million, which, by May 2018 had dropped to PKR 12.53 million. This is a marginal price drop of 2.82%.
The dropped demand due to investors taking a backseat is believed to the reason why the value of 1-kanal plots has gone down instead of going up. It is believed that the price of these plots are lower by two to three million than their optimum market value. And that difference can be met only once the market has more buyers looking to trade property for short-term gains – a scenario less likely to be witnessed in the near future.

10-marla residential plots
The price trends for the 10-marla plot category have been mostly stable, where the rates increased only slightly from PKR 7.22 million to PKR 7.26 million between the chosen months. In terms of percentage, the growth is rather marginal at 0.52%.
These numbers are believed to be a positive sign as the market otherwise is being crunched with almost no investment being made. The demand of 10-marla plots among the end users looking to construct their homes in Bahria Town Lahore has kept the rates from falling.

5-marla residential plots
The statistics recorded for this plot category are slightly better than that we had for 10-marla plots but the growth is only marginal. In the chosen time period, the price of a 5-marla plot rose from PKR 4.76 million to 4.8 million, which is a controlled price rise of 0.87%.
In Bahria Town Lahore, 5-marla plots are the most popular among the genuine buyers, but the prime reason why the rates haven’t been going up is the fact that buyers have many options available.

As per Zameen Search Trends for plots in Bahria Town Lahore, the top three most popular sectors in May 2018 were:
1- Sector C
2- Sector E
3- Sector F
Sector C
This sector features residential plots in sizes of 5-marla, 10-marla, and 1-kanal. Despite being an established sector where many families are already living, property rates here are somewhat affordable. This is especially true for those not having prime locations. Here is the current price range of these plots:

Sector E
This sector currently awaits LDA approval and there is another side to this; the only tax applicable on these plots is Bahria Town’s transfer fee. Development work here has been completed by over 95%, while property possession has also been granted, work on the remaining land is currently on halt. It is much likely that not being imposed with regular taxes is the main reason behind the popularity of plots in Block E. In the table shared below, the lower rates are for the plots that aren’t on ground yet, while the higher prices are for the developed ones:
