Bahria Nasheman: New residential and commercial plots launched

Bahria Nasheman is a small, developed sub-project of Bahria Town in Lahore. Most of the development in the main section of the housing scheme had already been completed in 2011, and possession in its three blocks has been granted as well. Essentially, all the old blocks had been perfect for genuine buyers looking to live in the luxury of Bahria Town in 5- and 8-marla plots. As a result, a lot of houses had already been constructed there and families have been residing there for a while. Now, to expand the housing scheme, Bahria developers have launched an extension in Bahria Nasheman. Bahria Nasheman New Deal (Extension) has been launched and booking is being done presently.
Bahria Nasheman Extension
According to Kamran Yousaf of the Property Magnates, Bahria developers are offering around 200 residential and 120 commercial plots in the Bahria Nasheman Extension. Land has already been acquired behind Sunflower Block. It is being expected that the extension will likely have its entrance right in from the main Ferozepur Road.
The map has been launched as well, and the newly-launched commercial plots will be located around the 150-ft main boulevard on both the sides – just like rest of Bahria Nasheman.
Quick development can be expected in these plots as Bahria developers have promised that possession will be handed over possession for these plots within 6 months to 12 months. Particularly for the 5-marla residential plots, Bahria is planning that as soon as people finish making their payments, they will be able to get possession of their plots, according to Fahad Azeem of Azeem Associates & Builders. He also revealed that the development is expected to begin in two or three days.
Plots and Prices in Bahria Nasheman Extension
In the extension, the residential plots on offer include 5-, 6-, and 8-marla plots while the commercial plots being offered are 5-, and 8-marla plots. Each of these plots is priced as follows:

Below is the detailed payment plan. The payment for residential plots has to be made in two portions, one-half for booking and the other half, six months later. A longer period has been allowed for the commercial plots the payment for which has to be made in 18 months in quarterly instalments:

Should you invest?
It should be considered. Azeem was particularly enthusiastic about the prospects of commercial plots where investment is concerned. He explained that previously, Bahria Nasheman only had 2.5 marla commercial plots. So these newly launched larger plots, those too around the Main Boulevard have really attractive prospects. He emphatically stated that an increase of about 25% can be expected in about 6 to 8 months in these commercial plots. He recommended that anyone with the budget should go for commercial plots.
Residential plots will take slightly longer to yield good profits, according to Azeem. They fall within the range of budget investors and are good investment nevertheless, but he expected that they will take between 12 to 18 months to fully mature and yield great returns.
