Bahria Sports City: possession for villas and the implications

Bahria Sports City has been one of the most happening sub-projects of Bahria Town Karachi. There has been good news, and there have been occasional unexpected changes. However, the latest from Bahria Sports City is another good news: possession was granted for the villas in Precinct 35. So, on popular demand, here is the latest from the project.

Possession in Precinct 35 villas
According to Property Council CEO Malik Danial, the developers granted possession for a strip of 30 villas in Precinct 35 on 23rd March, 2018. While these may not sound like too many units, this move has been encouraging for many investors and buyers in Bahria Sports City.
In any case, according to several real estate experts interviewed, there haven’t been any significant changes in the market as a result. The general state of the market may be a cause for this. The demand and prices haven’t seen a significant rise and markets remain relatively dull. However, the news is still recent, so positive effects may still be expected in conjunction with other developments.
Map change in Precincts 37 and 38
In our previous update, we had explained that it is expected that maps may be changed in some parts of Bahria Sports City because of the land issues. According to a real estate expert who deals in Bahria Town Karachi, the maps have been changed for Precinct 37 and 38, and the revised maps can be obtained from Bahria Town Karachi’s website. So anyone with a plot there can check if their plot location has been changed.
Land issues
Real estate agents remain confident that the land issues aren’t something that will persist for long, and they maintained that these are being resolved. In any case, Bahria Sports City’s developers have a reputable name and they will never let any issues affect the clients significantly, as has been shown time and again.
Development
There were concerns by stakeholders that their precincts in Bahria Sports City have not been showing any development – the concerns particularly centred around the later precincts, Precincts 40 to 45. Danial explained a fairly simple reason for this: development is progressing decently in Bahria Sports City, however, first Precincts 37 and 38 will have to be developed, only then can Bahria proceed to develop the precincts between 40 and 45, he said, especially since the road to these precincts runs from Precincts 37 and 38. As it is, currently, development is taking place in Precincts 37, 38, and 39.
Balloting
Balloting for the remaining 30% to 40% plots was expected around 23rd March, according to Ashfaq Ali of United Country Real Estate. However, that didn’t happen, and while a fixed date has not been confirmed by the developers, he felt that it can be expected that balloting for these remaining plots will take place around June or July.

How does all of this translate for buyers and investors?

Considering the circumstances, according to Fahad Ali of Ali Estate & Builders, if you are planning to invest in Bahria Town Karachi, it is recommended that you consider Bahria Paradise. Similar advice can be given to genuine buyers, they will generally prefer to go for precincts where possession is already available or if it’s a long-term plan, Bahria Paradise, among others, can be considered. For any genuine buyer looking to buy villas, Danial recommended Precinct 31 of the project.
Danial also recommended that those who have invested in Bahria Sports City, the best option is to hold the property for another 6 to 12 months, since by then development, and changes in situation can be expected in Bahria Sports City and, as a result, decent profits as well.
