The Bahria Town Rawalpindi Phase VIII update you have been waiting for!

During the last couple of weeks, the investors who are best known to invest in Bahria Town, preferably its active projects, are once again actively looking at Bahria Town Rawalpindi. To be more precise, they see higher investment potential in Phase VIII right now than any other Bahria project can offer. So, in order to help you see what they see in this phase, here are the details.
Project details
It is a huge phase and comprises of several blocks and projects including Blocks A to P, Bahria Hamlet, Bahria Orchard, Club City, Rose Garden, Awami Villas, Safari Valley, Safari Homes, Bahria Greens Overseas Blocks I to VII, and Phase VIII Extension.
Development work in some of these projects and blocks have been completed with property possession available for buyers to start construction of their houses and work is underway in some, while litigation issues also exist in a few blocks. Contrary to Phase VIII proper, Phase VIII Extension is on maps instead with no on-ground work being carried out so far.
Getting back to Phase VII, which is expected to have Rawalpindi Ring Road (RRR) pass close to it on the southern side; it is to become the next sensational factor to gear up property demand in the city, especially in the Chakri Road side of Rawalpindi. Market Trends
Like mentioned earlier, many new and old investors are once again interested in plots for sale in Bahria Town Phase VIII, and they also have some fine options waiting for them. The developer has recently launched many new plots in the existing blocks and projects on cash. Bahria Town issues open forms against such plots offered for the first time for sale, and buyers of these plots are not imposed with Transfer Fees, Stamp Duty and Capital Value Tax, making them an ideal investment for many. The only tax applicable on the purchase of an open form issued against an on-ground plot is Sales Tax.
In addition to that, demand for plots in blocks and projects located along the Coastal Highway is also high, since it is expected that these blocks will be closer to the upcoming RRR.
Development and possession status
At many sites in Phase VIII, development work is underway, while property possession has also been granted in many blocks, these include Overseas Blocks I – VI, Blocks, A, B, C, D, E, F-1, G, H, I, L, and P, Club City, Safari Valley, Safari Homes, Rose Garden, and Hamlet.
The developer has also granted partial possession in some blocks, where work on the non-developed lanes and roads is underway. In addition to that, the pace of work on these projects is different, suggesting that some of these blocks or projects could be more rewarding for making a rather short term investment. A look at market rate
Market rates of plots in the developed and established blocks and projects is higher compared with those in the non-developed parts. In addition to that, Phase VIII also has plots deeper than the ground level or those facing land pockets, amounting for noticeable variations in rates for plots not having such issues. The proposed RRR
Recently, PKR 4 billion were allocated for land acquisition for the RRR, making this project closer to becoming a reality. Many housing societies and real estate developments in Rawat, on GT Road, Chakri Road, Adiala Road and in the vicinity of newly inaugurated Islamabad International Airport will benefit from this circular road. While Bahria Town in general and Phase VIII in particular will reap the greatest benefits from this road.
The tentative map available for the RRR shows its possible route, it is highly likely that it will pass through the southern boundaries of Phase VIII. Bahria Town, too, seems hopeful about it as it is currently working on construction of Central Spine – a 250-feet wide road that starts from the point where the 80-feet wide Coastal Road ends near Rose Garden.
The pace of work on Central Spine suggests that Bahria Town may launch a new phase or a project beyond Phase VIII as it already has ample land available beyond this point, while acquisition of more land is also underway. Some also expect that Bahria Town Phase IX, which was cancelled in 2015 could be reborn after the announcement of RRR. While the market waits to hear more on it, one thing is certain, RRR could make Bahria Town Phase VIII altogether more attractive, initially for investment and eventually for living.
Investment tip
Looking at the current state of affairs in Phase VIII, the appropriate blocks for investment are those located on Coastal Road and awaiting possession. In addition to that, property possession in Bahria Orchard, development work on which is in final stages, is expected soon. A decent jump in property rates of plots in these projects is quite likely and the current demand for them also suggests the same.
So, for making short to medium term investment, the recommended blocks and projects are Blocks I, L, N, Club City, Rose Garden and of course, Bahria Orchard.
