Makran Coastal Highway; the spine of Gwadar’s property market

Also known as National Highway (NH) 10, Makran Coastal Highway (MCH) is the main road which gives access to Balochistan via Karachi. It stretches 653 kilometres all the way to Iran’s border from its zero point on National Highway 25, commonly known as Pasni Road.
MCH and the Port
At the moment, Gwadar Port is connected with the MCH via Sabzi Mandi Road, but the main route that will be eventually be used for trade and transportation of goods from the port will be from the six-lane wide East bay Expressway, the groundbreaking for which was carried out in November, 2017. The MCH bisects Gwadar in two parts, with the part in the south deemed more promising for investment at the moment.
A shift in paradigm
Over the last couple of months, the MCH has taken over the as main area of Gwadar used as the reference point to gauge the potential of a real estate project. Now, developers of many housing societies boast about their proximity with this road, rather than the port.
The MCH is meant to connect with all (existing and upcoming) major road networks in the city. In addition to that, it will also act as the main route for goods to head towards the north and west of Pakistan via other highways. Not to mention, some of the city’s most important developments, including the Gwadar International Airport, lie close to it.
Search Trends
We at Estate 4U, have also observed this trend. According to our Search Trends for Gwadar, MCH has been the topmost searched area of Gwadar among people looking to buy plots. It has occupied this position since December 2017 and looking at the fact that some of the city’s most popular real estate developments are located on this highway, we expect that MCH will keep hold of its top position. The other reason why the MCH is expected to retain this position is that its performance is higher than that of New Town, the second most popular locality of Gwadar, by 72 popularity index points, and closing that difference will take some time.
As mentioned earlier, the societies located along the MCH are of paramount importance, which is why listings under plots for sale in Makran Coasal Highway on Zameen.com continue to get more traffic. According to Zameen.com search statistics recorded in May, the top five most popular localities listed under MCH were:
  • Gwadar Golf City
  • Naval Anchorage
  • Kings Park Gwadar
  • Canadian City
  • Dubai City Gwadar
Future potential of MCH
Many existing and planned developments including the upcoming Gwadar International Airport,  Gwadar Gymkhana, Oil City, Gwadar Industrial Estate and a number of resort towns are dependent on their connectivity with this highway. In addition, the trade of goods from Gwadar Port to all over Pakistan and with Iran will also be routed through the MCH. The road’s importance is also evident from the fact that while overall investment activity is currently low in Gwadar, which also accounts for dropping property rates, land facing major road avenues connecting with the MCH and that on MCH, too, is still in demand.
Experts believe that in the next three to five years, when many of the planned developments including the new Gwadar International Airport will be up and running, land along the MCH and projects located in close proximity to this highway will have a much higher market value. And their worth is only to increase in the years to come.
