A look at past trends
During most of the last year, i.e. between April 2017 and March 2018, property rates in Bahria Enclave went up. And the best part is that price appreciation was recorded for all plot categories including 5 marlas, 10 marlas, and 1 kanal. For certain reasons, the rates started to drop, although only marginally, from February onwards, according to the trends for most of the developments located in zones other than Zone II.
5-marla plots
According to Zameen Index’s statistics recorded between April 2017 and March 2018, the value of 5-marla residential plots in Bahria Enclave has increased by 24.26%. Have a look:
If you look at the statistics recorded in the last three months (January to March 2018), the graph does appear to be less than impressive but the actual impact on rates is only marginal at a drop 0.86% in rates. Have a look:
10-marla plots
The value of this plot category has increased from PKR 7.58 million to PKR 8.35 million. In terms of percentage, we have a figure of 10.15%. This is how the journey appears on a graph:
The performance in the last three months is somewhat less appreciable than that recorded for 5-marla as the average value of 10-plots dropped by 2.06%. Here is the graph showing the performance of this plot category as recorded by Zameen Index between January and March 2018:
1-kanal plots
The journey of 1-kanal plots is rather happening as the fluctuations recorded in rates were rather more noticeable, which made the overall impact on rates less prominent. In the last one year, the value of this plot category increased by 2.49%. Have a look:
The downward trend recorded in the last three months may look steep, but the overall impact on rate of 1-kanal plots is less prominent than that recorded for their 10 marla counterparts at 1.76%. Here is the graph showing this change recorded in the last three months:
Current trends
Despite the launch of new deals in Blocks F, K, and P, investors couldn’t be moved. Muhammad Afzal of Nexus Estate Service believes that the uncertainty attached to the market about the upcoming budget, implications of the tax amnesty scheme, and also the elections, has made the investors idle. He finds the phenomenon only natural that’s repeated every election year, calling it a snooze period for investors.
At the same time, Afzal reports that genuine buying and selling continues to take place in blocks where property possession is available for the plot owners to construct their houses. Among these blocks, he sees the demand being higher for plots in Blocks A, B, C, H, and N.
